Check-in is at 2:00 PM. Check-out is at 10:00 AM. Please respect these times so the home can be prepared for the next guest.

What are the rates and fees?

The nightly rate is $700. There is a one-time $250 cleaning fee per reservation. A refundable $350 security-deposit hold is placed on your card separately — this is an authorization, not a charge, and is released after check-out less any documented damages.

Is there a minimum stay?

June and July require a 7-night minimum. August 2026 is fully flexible while the home ramps up (no minimum). August 2027 and onward will require a 7-night minimum. September through May are flexible year-round.

All reservations at The Brookhurst Lake House are non-refundable. Once payment is made, the full amount is non-refundable regardless of cancellation timing. Please only book if you are certain of your travel dates.

Yes. Brookhurst is minutes from public beaches, marinas, boat launches and waterfront dining on Lake Winnipesaukee, plus shared community beach access — everything the Lakes Region does well is within a short drive.

Yes. The Brookhurst Lake House is located within a private association, and guests have access to the association's private beach and tennis courts as part of the shared community amenities. Guests must follow all association rules — no pets, glass or smoking at the beach, and please carry out your trash.

No. The Brookhurst Lake House does not include a guest boat dock or slip. Guests use the shared community waterfront and beach; boats are launched and stored via public and private options nearby in Meredith and around Lake Winnipesaukee.

Up to 12 guests. Three bedrooms — a bunk room, a queen + daybed room and a king room — plus a queen pull-out sofa in the second living room. A pack-and-play is available on request.

Three bedrooms. Bedroom one is a bunk room with a full-over-full bunk and a twin-over-twin bunk. Bedroom two has a queen bed plus a daybed with a queen pullout. Bedroom three has a king bed. A queen pull-out sofa in the second living room adds additional sleeping. A pack-and-play is available on request.

Yes. The house is a year-round detached Meredith, NH lake house with a wood stove for cold months, minutes from Gunstock Mountain Resort, snowmobile and ATV trails, and other Lakes Region winter recreation.
