These rules exist so The Brookhurst Lake House stays the kind of quiet, family-first Lake Winnipesaukee home it is meant to be. By booking, every guest agrees to them.
Maximum occupancy
Maximum overnight occupancy is 12 guests.
Primary guest
The primary reserving guest must be at least 25 years old and must remain at the property throughout the reservation.
Registered guests only
For safety, security and property access, the reserving guest must provide the first and last names of all guests included on the reservation. No unauthorized overnight guests or visitors without prior approval.
No pets
No pets are permitted at the property.
Smoke-free
No smoking or vaping inside the home.
No parties or events
No parties, events, bachelor parties or bachelorette parties.
Care of the home
Please respect the property and treat it as you would your own home. Furniture, furnishings, appliances, amenities and household items should be handled with care. No furniture, furnishings, household items or other property may be removed from the home. Guests are responsible for damage beyond normal wear and tear in accordance with the rental agreement.
Reporting
Damage, maintenance concerns or malfunctioning equipment must be reported to the host as soon as possible.
Plumbing
DO NOT flush anything other than toilet paper.
Children
Children must be appropriately supervised at all times.
Security
Secure doors and windows whenever leaving the property.
Parking
Vehicles must be parked only in designated parking areas. Do not park on lawns or neighboring property.
Respect the neighborhood
Please respect the surrounding neighbors and community at all times.
Noise
Excessive noise is not permitted at any time, day or night. This includes excessively loud music, yelling, screaming, inappropriate language or other disruptive behavior.
Quiet hours
Quiet hours are 10:00 PM to 9:00 AM daily. During quiet hours, unreasonable noise or disruptive conduct is prohibited.
No illegal activity
No illegal activity is permitted anywhere on the property.
A private association with shared amenities.
The Brookhurst Lake House is located within a private association. Guests have access to the association’s amenities — including the association’s private beach and tennis courts — as a privilege that requires respecting the community’s rules.
Follow association rules
Guests must follow all rules of the private association at all times.
No pets at the beach
Pets are not permitted at the association's private beach.
No glass at the beach
Glass containers and bottles are not permitted at the beach.
No smoking at the beach
Smoking and vaping are not permitted at the beach.
Carry out your trash
Guests must take all of their trash with them when leaving the beach.
Respect the community
Guests must be respectful of association residents, neighbors, owners, other guests, and everyone using the shared amenities.
Guests have access to the entire house as well as the amenities of the private association, including the association’s private beach and tennis courts.
The Brookhurst Lake House is located within a private association. We ask all guests to be respectful of neighbors, property owners, association members, and those around them throughout their stay.
Refundable security-deposit hold
A refundable $350 security-deposit hold is placed on your card at booking. This is an authorization — no funds are charged unless there is documented damage or a rule violation. The hold is released after check-out.
Non-refundable reservation
All reservations are non-refundable. Once payment is made, the full amount is non-refundable regardless of cancellation timing. Please only book if you are certain of your travel dates.
